How Staying Slightly Ahead on Rent Can Help During Unexpected Expenses

One of the conversations we often have as Property Managers is around the benefit of trying to stay at least one week ahead in rent where possible — or even paying a small additional amount each week to gradually build a buffer over time.

We understand that for many households, budgeting can already feel stretched with the rising cost of living, groceries, fuel, school expenses and everyday bills. The reality is that unexpected expenses can happen to anyone, often at the worst possible time.

A car repair.

Reduced work hours.

Medical expenses.

Family emergencies.

Most rental arrears don’t begin because someone is irresponsible. More often, they start because one unexpected expense places pressure on the household budget, making it difficult to catch back up again.

That’s why we often encourage tenants, where financially possible, to consider paying a small amount extra toward rent each week. Even an additional $10 or $20 can slowly build a credit balance over time that may help create breathing room if life throws something unexpected your way.

Having rent in advance can help:

- reduce stress during financial pressure,

- provide flexibility during emergencies,

- help avoid falling behind in rent,

- and create greater stability within the tenancy overall.

Importantly, any additional payments remain credited to the tenant’s rental ledger and can simply be used toward future rent if needed.

As Property Managers, our goal is not just to manage properties — it’s to help create successful and sustainable tenancies for both landlords and tenants. Open communication and proactive planning can often prevent small setbacks from turning into much larger issues later on.

We also understand that everyone’s circumstances are different. If tenants are experiencing financial hardship or difficulties meeting rent payments, we always encourage communication as early as possible. In many situations, early conversations can help create far better outcomes for everyone involved.
